- Abstract
- Zgodnie z podejściem neokeynesowskim, w obliczu asymetrii informacji wszystkie dobra i podmioty muszą być traktowane identycznie. Prowadzi to do wystąpienia zjawiska negatywnej selekcji. W rezultacie wiele potencjalnie uczciwych i wiarygodnych podmiotów zostało całkowicie wykluczonych z rynku kredytów hipotecznych.
According to New Keynesian point of view, in the face of prevailing asymmetric information all goods and agents must be treated identically. This leads to an adverse selection. However, offering a worse quality in the market while crowding-out a better one might be prevented with the help of various institutional and quantity constraints. A situation in the Polish mortgage credit market observed in last three years may serve as an illustration of this New Keynesian theory rooted in the sixteenth-century idea known as the Kopernik-Gresham Law. The world economic crisis caused a higher risk of default among Polish mortgagers. In order to avoid a decline in their clients' quality, commercial banks introduced price and quantity restrictions for all the agents applying for a mortgage credit. As a result, many potential honest and creditworthy borrowers have been excluded from the mortgage credit market.(original abstract) - Accessibility
