Abstrakt
W artykule podjęto problem wpływu wybranych katastrof naturalnych na ceny nieruchomości. W szczególności uwagę skupiono na dwóch rodzajach zjawisk katastroficznych - trzęsieniach ziemi oraz powodziach. Autor dokonał przeglądu dotychczasowych badań empirycznych dotyczące pośredniego wpływu zagrożenia katastrofami naturalnymi na ceny nieruchomości, szczególną uwagę poświęcając najnowszym badaniom. W ramach przeglądu zidentyfikowano główne wątki tematyczne, a także wyciągnięto generalne konkluzje. W końcowej części artykułu, przedyskutowano i poddano ocenie założenia teoretyczne. In the article the Author addresses the nexus between selected natural disasters and real estate prices. In particular, the paper focuses on two natural disasters - earthquakes and floods. The author reviews state-of-the-art empirical research on the impact of those two hazards on real estate prices, mostly focusing on recent studies. Within this selective review, major themes are identified, and major conclusions are drawn. In the concluding part of the paper, the theoretical framework is discussed and evaluated.
